Our Process
Market, Property and Deal Selection
We evaluate markets, properties, and syndication partners with strict criteria for every offering we bring to our investor base. We have found that experienced operators purchasing value-add, Class B apartments, built after 1975, in growth-oriented markets, with low crime rates, have consistently outperformed projections.

Raising Equity & Property Purchase
Once a property has been identified, we present the opportunity to our investor network. By aggregating capital across our investor base, we’re able to negotiate more favorable terms—often resulting in enhanced monthly distributions and greater equity participation compared to individual investors acting alone.

Manage the Asset
Properties are usually held for 5 years. During that timeframe, the business plan is executed by our syndication partners with a focus of increasing the value of the apartment building.
During this time, you will be receiving updates on the status of the business plan as well as your monthly cash disbursements (return on your capital).

Sell or Refinance
At the target timeframe, the decision to either sell our property or refinance for a new loan is made by the General Partners. Either option affords our investors the return of their capital plus any distribution of profits from the sale or refinance. We will continue to keep you updated on new offerings as they are sent to us from our syndication partners.
